In Austin, we typically don’t have basements and end up putting our HVAC units up in the attic. Where it is hot, humid, lots of condensation and often mold. We will put aside our feelings about this particular building practice and get to the point..
Your heating and cooling system is one of the most important places to inspect during a mold investigation. Even when the HVAC equipment isn't causing the problem, it can distribute mold spores and other particles throughout the house. This doesn't mean every dirty vent contains mold but it does mean the system deserves a closer look whenever there's a history of water damage, musty odors, or unexplained health concerns. When someone calls us and multiple family members are having health issues but no one has any information about where potential mold is, that is when we suggest inspecting the HVAC.
If mold is growing near a supply register, inside an air handler, or on nearby building materials, spores can become airborne and travel well beyond the room where the growth started. Likewise, return air can carry particles from one part of the home back through the system. This doesn't automatically mean the entire duct system is contaminated, but it does mean we need to understand how air is moving before assuming the problem is limited to one room.
Central Texas presents some unique challenges. For much of the year, our air conditioners run almost continuously. At the same time, outdoor humidity can be high, especially after periods of rain. That combination creates opportunities for condensation if cold HVAC components fall below the dew point of the surrounding air.
We frequently inspect homes where condensation has formed around supply registers, supply boots, or other HVAC components. Over time, repeated moisture can allow mold to develop on surrounding drywall, wood framing, or insulation if the conditions remain favorable.
In many Austin homes, portions of the ductwork and air handling equipment are also located in hot attics. While attic installations are common and generally perform well when properly designed and maintained, the extreme heat, humidity, and large temperature differences between the attic and conditioned air make proper installation and insulation especially important.
We've seen cases where mold was growing because humid indoor air repeatedly condensed around a cold supply register. In those situations, the vent is simply where the moisture became visible. The real issue may involve indoor humidity, air leakage around the register, insufficient insulation, or another building performance problem.
Cleaning the vent alone won't solve those underlying conditions. That's why we investigate the cause rather than just the symptom.
During a comprehensive inspection, we don't simply shine a flashlight into a vent and call it a day. We evaluate how the HVAC system interacts with the rest of the home. That may include looking for visible signs of moisture around supply registers, evaluating accessible HVAC components, checking for condensation patterns, using thermal imaging to identify areas of concern, measuring moisture in building materials, and considering whether air movement could be contributing to the spread of contaminants.
Every home is different, which is why the inspection is guided by the home's history, occupant concerns, and what we observe on site.
